In a country with significant seismic activity, earthquake safety is closely connected to the regulations in place when a property was constructed. Greece’s seismic codes have developed considerably over the decades, meaning two buildings of different construction periods may have been designed according to very different structural requirements.

How Greece’s Seismic Standards Have Changed

The evolution of seismic regulation in Greece can broadly be divided into four periods.

Before 1959, there was no national seismic code. Properties from this period can therefore require particular attention unless certified structural upgrades have subsequently been completed.

From 1959 to 1984, Greece’s first seismic regulation introduced basic earthquake protection, although construction did not yet incorporate the reinforced detailing associated with modern standards.

Between 1985 and 2002, stricter seismic requirements were introduced, improving the standards applied to new buildings.

From 2003 onwards, construction entered the modern seismic era, with EAK 2003 and Eurocode 8 introducing more advanced reinforced concrete requirements, soil testing and engineering designed to improve structural performance during severe seismic activity.

The construction year is only part of the picture. Older properties can also present less obvious concerns that may not be apparent during a standard viewing.

These can include:

  • Open ground floors (pilotis), which may create structural vulnerabilities in some older buildings
  • Coastal salt air and humidity that can contribute to deterioration over time
  • Undocumented renovations or structural alterations
  • Changes such as the removal of load-bearing elements

For properties built before 1985, a structural assessment by a licensed civil engineer is an important step before purchasing.
