"Property ownership in Greece is more than just a lifestyle choice—it's a smart financial decision." — Yiannos Trisokkas
Yiannos Trisokkas explains why Greece has become a strong choice for non-EU families. It combines a Mediterranean lifestyle with EU residency through property investment, while strong tourism-driven rental demand and low bank deposit rates make real estate an attractive alternative to keeping capital in savings.
What this means for buyers today
Greece is still one of Europe's most family-friendly residency-by-investment routes, although the entry point has changed since this article was published. Greek Golden Visa now depends on where you want to buy and how you plan to use it. Velment advises clients on both sides of the decision: whether a property meets the programme's legal criteria, and whether it makes sense as a home and an investment.
Who can the Greek Golden Visa include?
One qualifying investment can cover the main investor, their spouse or registered partner, and dependent children, and certain other family members may also be eligible. There is no minimum stay requirement to keep the permit.
How much do I need to invest?
Since 2024, the minimum depends on location: €800,000 in Attica (including Athens), Thessaloniki, Mykonos, Santorini and larger islands; €400,000 in most other areas; and €250,000 for converting commercial buildings to residential use or restoring listed buildings. For the €400,000 and €800,000 routes, the investment must be in a single property of at least 120 m².
