Description

Cape Aeon presents a rare opportunity to acquire a substantial 17,000 sqm under-division development plot in the highly sought-after coastal area of Protaras, Cyprus. This strategically positioned parcel offers the scale and setting required for the creation of a significant hospitality destination in one of Cyprus' most established and internationally recognized coastal markets. The plot is offered as an under-division parcel with a net area of 17,000 sqm, following the allocation of the relevant areas for public infrastructure and community needs. The proposed subdivision plan identifies separate areas for public green spaces, public parking, community facilities and road infrastructure, allowing the 17,000 sqm development parcel to be clearly defined for its intended future use. An architect's concept for the site envisages the development of a 4-star hotel comprising approximately 285 rooms, creating the foundations for a substantial hospitality project capable of accommodating a large number of guests while taking advantage of the area's strong tourism profile. The scale of the site provides considerable flexibility for the planning and design of a comprehensive hotel destination, with the potential to incorporate a wide range of hospitality, leisure and outdoor facilities. The proposed hotel concept is particularly well suited to the character of the surrounding area, where the combination of Mediterranean coastline, established tourism infrastructure and proximity to Protaras and Ayia Napa creates a compelling environment for hospitality investment. With its 17,000 sqm net development area, strategic coastal positioning and an existing architectural concept for a 285-room 4-star hotel, Cape Aeon represents an exceptional opportunity for hotel operators, institutional investors and developers seeking a sizeable hospitality project in one of Cyprus' most prominent tourism destinations.
